Where the figures come from

Fairlet does not make its numbers up, and it does not scrape listings. It uses one official, public dataset, so you can check the source yourself.

• Publisher: Office for National Statistics (ONS).
• Compiled from: Valuation Office Agency (VOA) rent officer records.
• Period covered: 1 October 2022 to 30 September 2023.
• Released: 20 December 2023.
• Coverage: England only.
• Licence: Open Government Licence v3.0.

The figures are gross monthly rent in pounds, broken down by local authority and by number of bedrooms, and Fairlet shows you the median and the lower and upper quartiles for the area you pick. That is the honest spread of a local market, not a single headline figure.

One honest caveat

The ONS stopped publishing this particular series after this release. So this is the most recent local-authority-by-bedroom breakdown of median and quartile rents available in it. Treat the numbers as a solid recent baseline, not a live feed. If a newer official series appears, Fairletwill move to it and say so here.

These are estimates to help you judge your own rent, not a valuation and not advice. Rents move, and your exact flat can sit above or below the local range for good reasons.
